Royal Palms Estate is a proposed medium/high income community. The estate is located on an attractive piece of land at Igbesa, along Agbara Atan Road, off Lagos-Badagry express way, about 10 minutes drive from Agbara estate and 30 minutes from Badagry.

Royal Palms is a modern estate with the following infrastructures already under construction:

The residential area is grouped into the following categories under housing programmes as well as site and services.

ROYAL CLASSIC AREA

The size of plots in this area is 648sqm each. Development in this place is designed to be one stand-alone house per plot with or without a servant quarter. The stipulated set back rules make for adequate parking space and other utilities. Maximum of one storey building is allowed within the Royal Classic area.

ROYAL EXECUTIVE AREA

This area is plotted into 1080sqm per plot of land. This category of plot is meant to take mansions and other types of big private houses. Guided semi-detached duplexes/bungalows are allowed here too. Maximum of one storey building is allowed with strict adherence to set back rules.

ROYAL NEIGHBORHOOD

This comprises of residential plots of 1296sqm each. Within this area, only blocks of flats and terrace houses of not more than three floors are allowed. Each 1296sqm can take a block of maximum of 6 flats, with enough space for parking and small play ground for children or four terrace houses.

ROYAL COMMERCIAL

Royal Business district is located right at the entry portion of Royal Palms estate. The land mass of Royal business district is about 10 acres and shall contain the following facilities;

• Banks

• Shopping malls

• Event centres

These shall make royal business district the commercial hub of Royal Palms estate and all other estates that shall spring up in that vicinity in the future.
The district has already been fenced with a separate gate. It is designed in such a way as to allow free access to estate residents and outsiders without any form of interference with the residential section of the estate and has provision for an expansive car park.
